Captain’s Walk HOA Board Meeting July 21, 2020 SUMMARY
6:00 pm: Meeting at pool: Amy Rosenthal, Susan Licalzi, Neal Kilbane, Bob Kant, Kathy McLaughlin. Brian Arellano joined by phone for part of meeting.
President’s Call to order.
June 23, 2020 minutes approved.
Homeowner Matters/Requests
Administrative/Legal Matters
- Continuing follow up on proof of homeowner and flood insurance. Certified letters have been received. Touchstone will provide documentation that Board can turn over to Counsel.
- Holiday Decorating Guidelines have been revised. New version will be circulated.
- Counsel to be consulted re notice of Annual Meeting and Director elections.
- Counsel to be consulted re community guidelines per ruling from Fire Marshall before distributing to all residents.
Buildings & Grounds
- Dock repairs: review proposals from vendors.
- Touchstone has repaired loose boards on boardwalk.
- Requested Touchstone’s inspection reports of all Captain’s Walk homes. Board to determine when notifications will be made regarding necessary repairs.
- Plumbing issue arising from shared shutoff valve.
- Emergency sewer clean up for units 25 and 26. Renew contract with A-1 Sewers for biannual cleaning of all sewer lines in community.
- Parking: usage of parking spaces around the community needs to be reviewed.
Finance
- Review June cash balances, management report, arrears as of June 21
- Discuss renewal of $100K CD; invest additional $50K CD
- Homeowners who are in arrears will be pursued.
Pool & Snow Removal
- Pool operations going smoothly with online reservation system, lifeguard, monitor, and cleaning service in place.
- Agreed to put Aquatech credit toward balance on pool management fees. Credit given for late opening and opening 5 days instead of 7.
- Giannini to clean up area around pool on regular basis.
Clubhouse
- Clubhouse closed during Covid.
- East bathroom will be open when pool is open.
- Security cameras have been installed covering the clubhouse, pool deck, and entry/exit gate.
Landscaping
- Irrigation system needs to be checked; many areas of burnout around community.
- Proposal to camouflage parking areas between Units 2 and 3 and 24 and 25 presented; Board requested a less costly proposal. Additional irrigation will be required.
New Business
- Board Meeting: August 25
- Annual Meeting: September 17.
