Captain’s Walk HOA Board Meeting         May 26, 2020           SUMMARY  

5:00 pm:  Meeting via Zoom:  Amy Rosenthal, Susan Licalzi, Neal Kilbane, Bob Kant, Kathy McLaughlin, Brian Arellano.

President’s Call to order.

April 16, 2020 minutes approved.

Homeowner Matters/Requests/Legal Matters

Administrative/Legal Matters:

 Touchstone to pursue insurance compliance  from units currently missing documentation and fine those who do not comply. 

Cyber Insurance will be considered at time of insurance renewal.

Community Survey re finances, spending limits, use of reserves, rules and regulations, management company, parking to be created later in the year.

Buildings and Grounds

Fire Marshall’s guidance for propane usage will be communicated to homeowners.

Touchstone inspection reports of all Captain’s Walk homes to be submitted to Board. Board to determine when notifications will be made regarding necessary repairs.

Touchstone to check with John Raines re scheduling dock repairs.

Site survey to be done to identify all water turnoff valves which affect more than one household.

Carpenter bees:  Pest Free hired to treat all properties at Captain’s Walk for carpenter bees.  First treatment May 21, 2020.  90 day guarantee.  Second treatment requested.

Pool and Snow Removal

 Amy Rosenthal to check with AquaTech re pool opening.  Tentatively scheduled for late June.  Pool cleaning began on May 26, 2020.

Board is considering all aspects of safety concerning pool opening.

Clubhouse

Clubhouse is closed per Governor Cuomo’s instructions for Long Island.

 Supplies have disappeared from clubhouse.

 Security cameras to be installed under direction of Bob Kant.

Landscaping

 Discussion of irrigation costs of replacing sprinkler heads.

 Pool area plants need to be refreshed and in some cases replaced.

Finance

 Reviewed April 2020 management report, May cash balances, arrears.

 A number of homeowners’ accounts appear to be in arrears due to late or incorrect payments of January 2020 fees. Those same accounts are accruing late fees.  If payments were corrected and accounts brought up to date in timely fashion, Touchstone will remove late fees and accruing interest and correct balances.

Communications

Touchstone has sent notices to all re carpenter bee extermination.

Touchstone has notified all homeowners that requests for water shutoffs must be made to Touchstone in advance and communicated to affected homeowners.

New Business

Board Meeting:  June 23

Future Town Halls on hold due to coronavirus.
