President’s Call to order.

Minutes of October meeting approved.

Pool and Snow Removal:

Tom and Tyler Schoen of AquaTech came in to review the 2019 pool program.  They recommend an external vacuum system and will provide a recommendation and cost estimate. Clearing of leaves in pool area required extra time and effort in 2019.

Suffolk County Department of Health gave us a perfect inspection report.

Internal water line in pool should be used to fill the pool, but is sealed (probably because of past damage) and cannot be used.

Review of lifeguards’ responsibilities, desirable qualities, interaction with community.

Recommend purchasing a new open/closed sign for pool, easier to use.

Recommend creating a lifeguard ‘station’ by purchasing small table, red umbrella. Establish an area for lifeguard to sit.

Board to review cost estimate for 2020 pool services.

Application for 2020 permit has been submitted.

Aquatech asks to be notified as soon as there is any sort of problem with lifeguards.

Administrative/Legal:

Touchstone Management Agreement has been extended until November 2020.

Several Board members have reviewed Declarations and do not find areas of conflict or disagreement with By-Laws.

Touchstone needs to provide HOA with status of homeowners’ insurance policies, both homeowners’ and flood.

Buildings & Grounds:

Discussion of dock/boardwalk repairs, including damage from recent storms.

Board recommends using John Raines to complete all dock repairs. 

Finances:

$100,000 has been invested in a 9 month CD.

Discussion of implementation of possible spending limits in By-Laws.

Landscaping:

Holiday Decorations to be installed by Giannini December 2, 2019.

Homeowners have been reminded of Captain’s Walk Holiday Lighting Policy.

Communications:

Discussion of best ways to keep community informed of important information and decisions without violating confidentiality or privacy practices.

Domain name (www.captainswalkhoa.com) has been extended through 2020.

Clubhouse:

Estimates are being solicited for installing security cameras in clubhouse.

Board continues to try to obtain historic photos of Captain’s Walk for clubhouse.

Future

We will hold a Town Hall meeting on Sunday November 24, 2019 at 4 pm in the       clubhouse.

The HOA Board will meet on December 10, and January 14. 

Our Captain’s Walk holiday party will be on December 15 at 4 pm.
