Approval of minutes from 7.18.19 meeting.
Homeowner Matters/Requests Matters considered include balcony modification, entryway modification, necessary repairs to certain homes, parking issues, painting warranty and compliance with approved Captain’s Walk colors.
Administrative Notices of Annual Meeting have been sent by Touchstone, including meeting agenda, voting proxy, minutes from 2018 annual meeting, review of 2018 financial statements. Three owners did not receive packets in mail; materials were emailed to them.
Buildings & Grounds Status of damage to dock/boardwalk from July 4 boat accident. Village of Brightwaters re need for better landscaping on the west side of Walker Beach. Touchstone sent letter, resent by email. Toilet in ladies’ room in clubhouse continues to run after plumber serviced. Bob Kant repaired. Investigating need for life preservers on T-dock. If not required, can they be stored for winter? Boardwalk repairs: deck board replacements to be completed. Road sealing options tabled due to questions about effectiveness, given the expense. Clubhouse Certificate of Occupancy still being pursued.
Pool and Snow Removal Awaiting Suffolk County Department of Health permit for pool. Reviewed use of sign in book: each lifeguard had a separate book. Umbrella replacement: Susan Licalzi to order 8 pool umbrellas and 2 additional stands. We requested an extension of one weekend of coverage from Aquatech for Sept 7-8, but they did not have the personnel to comply. Therefore, pool is closed for the season. Request Aquatech officials to attend October HOA meeting to review 2019 season.
Landscaping Plantings behind Unit 24 modified at homeowner’s request. Additional holiday decorations , plus installation by Giannini, approved.
Finance Reviewed monthly management report, year end financial statements, accountant’s review report. Considered need to build reserves faster; To be discussed by Board elected in September.
Clubhouse Reviewed and adopted new clubhouse usage guidelines. Those will be shared with Community and management. Susan Licalzi continued to try to obtain Captain’s Walk pictures from Joe Callahan. Reviewed reservation status.
Communications Website updates needed. Kathy McLaughlin working on those.
Social Annual Meeting Tuesday September 10. Hors d’oeuvres and drinks at 6pm. Meeting at 6:30. Monthly meetings to be scheduled after new Board is elected in September. Possible ‘send off’ dinner in October. Next Town Hall Meeting November.
