President’s Call to order

Reviewed and approved minutes of 4/23/19, 5/20/19, and 5/21/19 meetings.

Administrative:

   Board agreed to engage Caryn Meyer of Cohen Warren Meyer & Gitter PC as legal counsel to HOA. Plans will be made to meet with Ms. Meyer in coming weeks.  Ed Taylor of Taylor, Eldridge & Endres has been informed of the change.

Board reviewed current insurance coverages through Bagatta Associates and considered The James F. Sutton Insurance Agency as an alternative.  Board agreed to renew with Bagatta and to consider increasing the coverage on the clubhouse.  We are awaiting quotes.

After another exchange of emails with LIMS, Amy Rosenthal agreed to call LIMS to resolve outstanding issues.  They should return ALL Captain’s Walk materials to us.  In exchange for their outstanding invoice for approximately $2000, they should remove the old pool heater from our premises and resell.

Homeowner Matters/requests

Pool and Snow Removal:

   Review of County Pool Inspection Report:  fence around pool area needs to be made safer.  Gaps between slats are too wide. Gaps must be filled in from the ground to a height of 48 inches.  Reviewed 2 proposals – one for wood, one for wood alternative.  Bob Kant to obtain another proposal from a different vendor and discuss with Touchstone.        

AquaTech lifeguards have agreed to add watering plants and putting out and in clubhouse garbage cans on collection days to  their list of regular duties.

 Lifesaving backboard and life preservers to be replaced. Quotes to be obtained for replacing pool signage.  Amy Rosenthal to investigate costs of board & signs.

   New open and closed signs for pool gates to be purchased and affixed properly.

Additional umbrellas to be purchased for pool deck.

Shelving  from pool room to be stored.

Landscaping:

 Board agreed to spend funds from reserves to satisfy perimeter privacy concerns in community.  Susan Licalzi to obtain at least two                        competitive quotes for completing the work.

Buildings & Grounds:

 Reviewed proposals from Touchstone for carpentry repairs.  

   Boardwalk needs some fixes;  awaiting quotes for that.

   Touchstone to provide copies of letters sent to owners following community inspection.

   Touchstone has been in touch with WaterTight re roofs; conditions seem to be improving.

   Pending:  cost of seal coating roadways

Finance:

 Reviewed reserve analysis.  Agreed to use some funds for landscaping.

 Year End Accountants’ review expected shortly.

Social:

  Poolside pizza party planned for July 12, 2019.

  Next Board meetings:  July 18, August 22.

  Annual Meeting:  September 10, 2019
