Captain’s Walk HOA Welcome Back Reception/Town Hall Meeting May 21, 2019
6 – 7 pm Welcome Back Reception attended by Steve Purpura, Ed Maher, Kate Albro, Jeanne Otis, Ann O’Neill, Caroline Kilbane, Martin Wolf, Sandy Kant, Ken Delvecchio, Barbara Delvecchio, Della Charbonneau, Rich Charbonneau, Bob La Grega, Lisa DiGangi, Anne Lambert, Bob Kant, Susan Licalzi, Amy Rosenthal, Neal Kilbane, Kathy McLaughlin.
7 – 8 pm Town Hall meeting attended by all above except LaGrega, DiGangi, Lambert. Joined by Duane Albro, Bob and Lois Penney by phone.
7:00 PM President’s Call to order/Welcome
Brian Arellano, Touchstone Property Management, gave overview of transition from LIMS, overall assessment of Captain’s Walk. Reported that community inspection was completed. Homeowners notified individually when repairs are needed. Announced that online portal is open to all residents for payment.
Tom and Tyler Schoen of Aquatech discussed this year’s pool program, including lifeguards, supervisors, and procedures, as well as actions taken to get the pool ready for the 2019 season. New signage and life preservers will be coming to the pool. Community agreed to keep pool at 85 degrees.
Landscaping:
Susan Licalzi provided overview of 2019 spring planting, mulch, additional trees as well as plans for future plantings.
Homeowner suggested adding terra cotta planters with flowers around common areas.
Several homeowners want more trees planted on west side.
Homeowner indicated concern that plants in west circle are dying.
Buildings & Grounds:
Explanation of current procedures re roof leaks and how they are being modified to get better results. We should be approaching Water Tight, the vendor who installed the new roofs, first.
Result of Spring Inspection is that things are in good condition overall.
Minor repairs indicated for bulkhead and boardwalk, to be performed by Touchstone.
Fence repairs to be completed by Good Day Fence.
Suburban Exterminators to treat carpenter bees 6/3/19, with followup 6/14/19.
Sprinkler system has been activated.
Road cracks have been filled in, leaving unsightly marks. A discussion took place regarding a seal coat to the roadways to cover the cracks
Touchstone to get price on seal coating.
Touchstone to paint over roadway marks left by utilities/contractors
Clubhouse C.O.: expediter has been hired
Clubhouse doors have been sealed. Touchstone to inquire with fire marshall about what is required.
Gatehouse: blinds have been replaced. Gatehouse being used to store holiday decorations.
Homeowner question regarding a warranty on the paint job on the outside of our homes. Board responded that there is not.
Finance:
Explanation of actual vs budgeted expenditures, analysis of reserves, breakout of pool and landscaping expenses 2018/19, review of current financial health.
Clubhouse:
We have reservations for one date in July, two in August. Residents encouraged to use clubhouse more.
Social:
Announcement of July poolside pizza party July 12, 2019 5 pm
