President’s Call to order.
Review of agenda for next day’s Town Hall meeting: Neal Kilbane to open and welcome; Brian Arellano to review overall conditions of Captain’s Walk. Tyler and Tom Schoen of Aquatech to discuss p ool and process of getting ready for this season.
Other items on agenda for Town Hall:
Roofs: change in policy. We should be calling Watertight, the roof installer, as soon as a homeowner reports an issue with their roof. Watertight gave us a 10 year workmanship warranty when they installed the roofs. We purchased a materials warranty at that time from GAF, but they should not be called first.
Walkaround: most issues identified by Touchstone can be repaired by them.
When necessary, homeowners received a letter alerting them to items needing repair.
Fences: West side has been fixed. East side fence to be resupported and strengthened.
Suburban: waiting for signed contract and check before treating carpenter bees.
Clubhouse doors: do all sliding doors need to be sealed? Brian to contact R&W to determine if doors need to be sealed and why.
Touchstone removed old solar cover from pool area.
Administrative:
Board to consider alternate legal counsel.
Board to review insurance coverages and interview another agency
Buildings & Grounds:
Roadway seams have been sealed, leaving unsightly lines.
Investigate cost of seal coating roadways
Irrigation contract signed for opening and closing system.
Financial:
Review of current accounts. 2019 budget based on 2018 actual. Analysis of reserves.
Landscaping:
Discussion of future plantings and budgeting for them.
Pool:
3 additional pool umbrellas to be ordered.
2019 pool rules approved
Social:
Plan for 4 social events, with budget of $1500, approved
Change next HOA meeting from June 11 to June 6
Need to schedule future monthly meetings and date of annual meeting
