6:30 Call to order
In attendance: Susan Licalzi, Neal Kilbane, Amy Rosenthal, Kathleen McLaughlin. Bob Kant participated by phone.
Presentation by Tom and Tyler Schloen of Aqua Tech Management of Long Island. Proposal to manage the Captain’s Walk pool for summer 2019. Various possibilities considered – lifeguard coverage for 6 hours/day, including all required testing, cleaning, reporting, supervision, and maintenance; testing with no lifeguard coverage; having limited lifeguard hours during the week. Another proposal, submitted by Chaikin Management, for lifeguard coverage also considered.
Board to check with Touchstone for other recommendations and make decision about pool management.
Board learned quite a few things that need to be corrected about our current pool setup, some quite serious. Companies specializing in pools and pool heaters will be brought in to remedy all concerns and to winterize our pool heater.
Review and Approval of minutes from November 13, 2018 HOA Board Meeting. Minutes include many tasks assigned to LIMS; Ask Touchstone to follow up and ensure they’ve been completed.

Administrative:
Several homeowner matters discussed. Touchstone to follow up.
Touchstone to provide update on owners’ insurance coverages.
Questions about old tax abatement case handled by Schroder & Strom. Set up meeting for firm with Board in coming months.
Buildings & Grounds:
Touchstone to follow up on repairs to fence, esp corner of Captain’s Walk & Bay Shore Yacht Club.
Lighting around gatehouse has been replaced. Proposal to extend lighting to entry sign tabled.
Gatehouse blind replacement to be completed after holiday decorations are removed.
Locks changed on gatehouse door closest to entry gate; keys to be distributed to all Board members. Key has been placed in lockbox near East Pool Gate.
Holiday decorations to be stored in gatehouse; door is to be kept locked.
Clubhouse lights have been changed to regular dimmer switches
Certificate of Occupancy for clubhouse still outstanding. Touchstone to follow up.
Finance:
LIMS has begun to turn over records to Touchstone.
1st draft 2019 budget discussed. Board agrees monthly maintenance will not need to be increased.
Landscaping:
Holiday Decorating & Lighting by Giannini appreciated by all.
Additional trees and plantings to be added to budget and discussed.
Susan Licalzi to set up meeting with landscaping company suggested by Neal Kilbane for January meeting.
Pool & Snow Removal:
See above for notes re Aquatech Management and Chaikin.
Status of followup from Touchstone and Safeguard re pool heater needed.
Clubhouse:
Holiday decorations to be removed January 6, 2019.
One reservation added for January 4, 2019.
Communications:
Website updates not yet completed. Suggestions received for additional help.
Social:
Holiday gathering was great success and wonderful team effort.
More social events will be planned for Spring, when all residents return.
