In attendance:  Susan Licalzi, Neal Kilbane, Amy Rosenthal, Kathleen McLaughlin, Jeanne Otis, Della & Richard Charbonneau, Caroline Kilbane, Kate & Duane Albro, Vivian & Lenny Berkman, Allan Curran, Barbara & Ken Delvecchio, Lucia Provenzano, Ann O’Neill, Ed Maher, Anne Lambert.  Bob Kant participated by phone.

First order of business was a complete review of the Board’s decision to hire Touchstone Management to replace LIMS.  Some homeowners indicated their concern about not being informed of this decision before it was executed.  There was a thorough discussion of their opinions and feelings.  Consensus was that there was not enough transparency from the Board on this process, although the decision itself was welcomed by all.

In a discussion about community documents it was agreed that any documents the Board can recover from previous Board Members or from LIMS should be stored in a central location – i.e. a locked file cabinet in the clubhouse – rather than in the home of individual Board members.  Efforts will continue to locate and preserve important documents relevant to Captain’s Walk.

Those attending the meeting indicated that quarterly community meetings (aka Town Hall meetings) would be sufficient to keep homeowners well informed.  Summaries of Board meetings will continue to be posted on www.captainswalkhoa.com, but will also be emailed to all with email addresses by the Secretary.

There was a lively discussion of how decisions were made to place new plants and trees around the community. 

Some residents felt that the lighting on the west side of the community needs to be brighter.

Brian Arellano, the President of Touchstone Management, was introduced to the meeting attendees.  Brian gave a description of his background and of his company and its methods and goals and answered questions from the group.

The Board announced that the external holiday decorations will be installed by a contractor this year and that the lighting around the gatehouse is being improved.  Volunteers were solicited to help decorate the inside of the clubhouse.

The Board will be announcing a holiday decoration and lighting policy, providing guidelines for homeowners. 

The Captain’s Walk holiday party was announced for Sunday, December 16, at 5 pm.  Attendees are asked to bring their favorite appetizer.  HOA will provide beverages.
