Captain’s Walk HOA Board Meeting         October 9, 2018                         SUMMARY

In attendance:  Susan Licalzi, Neal Kilbane, Amy Rosenthal, Kathleen McLaughlin, Bob Kant, and Gail Caruso (LIMS)

Minutes of September 13 Annual Meeting approved.

Administrative Matters:

Homeowner matters/requests re landscaping, insurance, other matters discussed and decided.

Board requested that communications with residents from LIMS be sent by email in addition to                   Postal Service to ensure timely delivery.

Buildings & Grounds:

LIMS to clean out closets around clubhouse, change clubhouse lights to regular dimmers, paint             soffit trim of clubhouse, clean gutters and fill in holes

LIMS to paint new fences in front of pool heater and compressors

LIMS to obtain separate quotes for repairs to fences on east and west sides

LIMS to obtain new ‘One Car Only’ signage for exit

LIMS to obtain copy of contract from R&W engineer who oversaw road project and from Dymond

LIMS to obtain written agreement from Dymond to come back in Spring to fix seams

as identified by R&W

Compare quotes from 3 electricians re lighting for gatehouse

JMD replacing burned out lights on boardwalk and T-dock

New blinds for gatehouse windows to be purchased and installed

Wetlands in front of Unit 18:   Consider altering watering schedule in Spring.

Re inspection of homes:  LIMS to notify those who need to clean or fix gutters and                                   leaders to complete those repairs before Thanksgiving, due to approach of winter

LIMS to follow up to insure work is completed

New inspection to be done in Spring 2019

Need survey to determine property line on east side

Certificate of Occupancy for Clubhouse needs to be obtained

Discussion of changing clubhouse address to 27 Captain’s Walk. Tabled until more research can       be done.

Finance:

President requested cancelled checks from last month, and for each month going forward.

A number of questions posed to LIMS re variances and discrepancies in financial info

Landscaping:

2 trees recently planted by Giannini must be replaced.  Both are not as advertised

Landscaping Committee to review Giannini fall planting proposal

Holiday lighting proposal to be reviewed

Need to develop tree augmentation plan for Spring

 Pool:

LIMS to shut down pool, wrap outdoor furniture

Clubhouse:

Current cleaning company to be retained @ $50/visit, on as-needed basis

Social:

Next social event will be holiday party: Sunday, December 16 @ 5 pm

Bring your favorite appetizer.  HOA to provide beverages.

Communications:

Working with website designer, to update regulating documents and create a photo page to            feature pictures taken at community events
