Captain’s Walk HOA Board Meeting         August 28, 2018                         SUMMARY

6:30      Call to order

In attendance:  Susan Licalzi, Neal Kilbane, Anne Lambert, Amy Rosenthal, Kathleen McLaughlin, Jeanne Otis, and Linda Donato (LIMS)

Two homeowners joined at different, short periods of time to discuss requests they had made regarding their property.

Minutes of July 10, 2018 Meeting and July 24, 2018 Town Hall meeting were approved unanimously.

Administrative Matters:

              A change to the By-Laws has been proposed. Procedures called for in the By-Laws have

been followed.  Notice has been mailed to all homeowners.  Vote will be held on

August 13, 2018 at the 2018 Annual Meeting.  Proposal is to reduce maximum

number of Board members to 5 (from 7) and to call for 2 year staggered terms.

Discussion of how to present the ballot, etc. was held.

It was decided that top vote getters will serve 2 year terms.

Individual Homeowners’ requests were discussed.

Tabled for future discussion: Community Policy re holiday decorations, landscaping, and                                          lighting (including T-dock lighting)

Buildings & Grounds:

              LIMS to change clubhouse lights to regular dimmers

Hot water heater closet to be cleaned out; move de-icer away from water heater

Paint soffit trim of clubhouse

Clean gutters; fill in holes

LIMS to obtain separate quote for repairs to west side fence corner between Captain’s                                   Walk and Bay Shore Yacht Club and on east side fence between Captain’s Walk                                     and Walker Beach.

LIMS to obtain separate invoice from Wayside for lock repair and keys

Secure date from Wayside Fence to install fence in front of clubhouse covering pool

Heater, gas pipe, AC unit

Replace Signage at entrance and around clubhouse:  Bring in signage person to

discuss options.

Wetlands in front of Unit 18:  LIMS to have Professional Irrigation check for leaks in                                      irrigation lines and report back to Board.

Gatehouse:  secure bids for new lighting under soffit on gatehouse

Window blind replacements to be completed in Fall

Roads: Contractor (Dymond) should be scheduled for inspection for failures/faults to be                                 addressed before 1 year guarantee expires

Cobblestones:  Dymond to properly replace cobblestones at front entrance after valve

Replacement

Spring inspection of community and homes incomplete.  Needs to be repeated.

Need survey to determine property line on east side

Lockbox outside east gate has been replaced

Finance:

Reviewed financial statements, reserves

Landscaping:

              Consideration of additional trimming by Olson

Review of tree replacements, additional plantings

Agreed on need for master, multi-year plan for landscaping around community

to be implemented

Pool:

Pool to be kept open on 2 weekends:  September 8/9 and 15/16.

Health inspector wants us to have water fountain outside.  LIMS to question that.

LIMS recommends auxiliary vacuum for pine needles.  They will price.

No Diving sign must be posted.

Clubhouse:

One poolside umbrella broken;  to be replaced next year.

Social:

Attendance at Friday afternoon Happy Hours has been sporadic.

Next event will be cocktail party preceding Annual Meeting September 13

 

 

Board Meeting Summary August 28 2018
