On May 29, 2018 The Captain’s Walk HOA Board met to discuss a long list of administrative issues, including the following:

Efforts to obtain past records and paperwork from past Presidents to be increased

HOA insurance policies to be renewed at current levels

Status of homeowner compliance with requirement to provide proof of insurance

Homeowner question about requirement to have flood insurance answered

Suffolk County Sewer payments to be voided until revised bills are received

Unit 2 exterior repairs

Questions about parking rules and violations of those rules

Status of Clubhouse hot water heater

condition of electrical panel, outdoor plug

Bulkhead and Boardwalk damage assessed.

Clean, power wash, and apply preservative to boardwalk (LIMS).  If maintained,

Boardwalk should last ten years.

Spring inspection of community and homes

Fence repairs to east side

survey to determine property line on east side

Step repairs to east end

Boardwalk lighting to be checked, repaired as necessary

sprinkler line in front of Unit 18 — cause of flooding

Replace blinds in Gatehouse

Improve lighting around clubhouse

Replace some of the signs on property

treatment for carpenter bees;  carpenter ants

Assess damage to trellises

Repair and paint steel railing outside clubhouse

Sand and paint poolside tables and chairs

Repair/replace broken pool cover assembly

RPZ valve inspected and approved by Suffolk County

Cobblestones around entry area displaced by valve replacement to be replaced

Pool heater to be installed in front of clubhouse

Fence to be created around pool heater

Thermometer for pool

Status of maintenance of gas furnace, air conditioning unit

Old clubhouse chairs to be removed from outside closet and donated

New vacuum cleaner and broom purchased for clubhouse

Ceiling of clubhouse near East entrance to be repaired

Sliding doors of clubhouse to be unsealed

Locate signed contract with Giannini for groundskeeping and snow removal

Replace clubhouse garbage cans

Treatment and trimming of existing trees

Landscaping in circles, entry area and clubhouse front

Evaluated and adjusted sprinklers to accommodate new plants

Assessment of funds available to replace missing trees

Status of pool heater, pool cover

Record of snowfall totals for 2017/2018
