The first public meeting of the Captain’s Walk HOA of 2018 was held on Thursday, May 10, 2018 at 6:30 pm in the Clubhouse. In attendance were Barbara and Ken Delvecchio, Maria and Steve Purpura, Caroline Kilbane, Kate and Duane Albro, Dolores Shevlin, Martin Wolff, Vivian and Len Berkman, Della Charbonneau, and Board Members Neal Kilbane, Amy Rosenthal, Susan Licalzi, Anne Lambert, Jeanne Otis, and Kathleen McLaughlin.
President Neal Kilbane presented a thorough review of the Board’s actions and activities over the past few months, including discussion of the recently completed road project, repairs to be completed on steel railings outside the clubhouse and to the RPZ valve at the front gate, installation of the pool heater, and response of GAF to various units’ roof leaks. There was a discussion of the implementation and upkeep of the pool heater and the changes it will mean for pool usage. He also reviewed ongoing projects such as repairs to the boardwalk, a review of current maintenance contracts, and the Board’s decision against implementing a community security/surveillance system. We discussed the problem of recurrent flooding in the grassy area near Unit 18 and possible solutions. The incursion of geese on the waterfront lawn has been addressed by the implementation of multiple screamer guns by three of our homeowners.
The 2018 Spring inspection of homes will be conducted on Monday May 21 by LIMS. Their findings will be presented to the Board, which will determine the need for follow up.
The landscaping committee presented their plan for the proposed community landscaping improvements. Rob, from Giannini, attended the meeting to explain the proposal and answer questions. A lively and thorough discussion followed, with many viewpoints being heard. There was also an explanation of plans to remove dead trees, prune and treat remaining trees, and begin the process of replacing the trees which have been lost in the community. This will be a multi-year effort due to budgetary considerations. Several of the homeowners in attendance felt strongly that tree replacement should be a priority; the Board will review possible changes/additions to the tree program at their next meeting. Finally, the sprinkler system will be turned on, all sprinkler heads will be examined and repaired or replaced as necessary, and as the landscaping plan is implemented, the placement of sprinklers will be reviewed to ensure full and proper coverage.
A suggestion was made to replace the “one car only” sign near the exit gate. This will be taken up at the Board’s next meeting.
The Treasurer and President gave a complete report on the current state of finances at Captain’s Walk, and announced that a new accounting company has been engaged for financial statements and tax services for 2018. Captain’s Walk by-laws call for all homeowners to have the proper homeowners insurance (an HO3 policy), that it is current, that it is supplemented by flood insurance, and that current proof of insurance be submitted to LIMS.
Captain’s Walk now has a new website: www.captainswalkhoa.com. It contains current documents important to all homeowners, including Rules and Regulations, By-laws, and Declarations, as well as frequently asked questions, pool rules, construction rules, a calendar of upcoming events, etc. If you need the password for the website please email admin@captainswalkhoa.com.
Improvements to the clubhouse have been made and include three chair trolleys, for more convenient and space saving storage of our folding chairs, and a locking file cabinet for our important records. Efforts are ongoing to retrieve important records from previous Board members to complete our history.
Our snow removal contract was reviewed, and it was determined that by agreeing to a fixed price for snow removal we saved many thousands of dollars during the winter of 2017/2018. In addition, it was generally agreed that the snow removal was quick, thorough, and complete in every case.
The Captain’s Walk pool will be open for the season on Saturday May 26, 2018. The pool hours will be 11 – 6 on Saturdays and Sundays, 12 – 6 on weekdays. We are reminded that the pool attendant is NOT a lifeguard. The pool attendant’s primary duties are to comply with county regulations on ensuring the proper and safe care of the pool water. The furniture around the pool will be getting a facelift and new umbrellas are being purchased. Colorful plants will be added to pots around the pool area as the season gets underway. The Social Committee has six events planned for all residents between now and the end of the year. The first will be the WELCOME BACK Cocktail Party at the clubhouse on Thursday May 24 from 6 – 8 pm. Other events will be posted on the website calendar as the dates are chosen.
The next open meeting of the Captain’s Walk HOA will be held in late July. The date will be announced as soon as it is set.
